What is Modular Assisted Living Construction?
Modular construction is a type of prefab construction in which entire room-size boxes — modules — are fabricated away from the construction site, at an indoor manufacturing facility.
An entire studio apartment might consist of a single module, or a couple of modules might be placed side by side to make a bigger apartment. Alternatively, single modules or combinations of modules might form individual detached homes in a senior living ‘village’. A wide variety of residential assisted living floor plans are possible with modular construction.
The modules are constructed in the factory at the same time as the site is prepared and the foundation is built. This overlap of processes is what allows the overall construction timetable to be shorter than with conventional construction.
Once the modules are complete, they’re wrapped for protection and transported to your site. Depending on your location, they may be transported by truck, by train, or even by ship.
The modules are put into place on the foundation with a crane. (So you’ll need to make sure your site has space to accommodate the crane as well as the truck!) The modules may form independent, detached homes, or they may be stacked to form an apartment building.
If your facility is an apartment building, the modules are connected to one another, and cladding may be added at this point (or it may have already been added at the factory). Modules are connected to local utilities, and landscaping work is completed.
Because on-site work is minimal, disruption at your site is less than with conventional construction — which is especially important if you’re planning an addition to an existing senior living buildings. Construction of prefab senior housing will be less disturbing to current residents than using conventional, on-site construction. However, even if your facility is completely new, minimizing construction work at the site helps to keep neighbors happy.

Modular construction is ideal for both apartment-style senior housing and also for a ‘village’ of individual, detached modular homes for seniors. For example, individual senior living modular homes could be arranged around a central garden area or around a communal building for meals or activities.

What About Assisted Living Construction Costs?
Modular construction is able to compete on cost with conventional assisted living facility construction for two main reasons:
- The shorter construction period means less overhead for developers and owners, such as for site security and construction insurance. There is also less risk of theft or vandalism — which of course can be costly — when construction takes place in a secure, indoor facility.
- In contrast with conventional builders, modular construction companies can order materials in large quantities and store them at the factory. This results in better prices than ordering materials for just for one job at a time. (It also results in greater cost certainty.)
