Accommodation for Aging Baby Boomers

According to Pew Research, in the United States, there are more than 70 million baby boomers — people born between 1946 and 1964. That’s more than the entire population of the United Kingdom! As more and more boomers choose assisted living facilities over the next few years, they (and their adult children) will be looking for high-quality homes. That increased demand may mean greater competition between providers who build senior living accommodation.
One way to compete is to build high-quality accommodation faster than your competitors. Speed and quality are areas in which modular construction excels. If you can build faster, you can welcome residents to your assisted living facility sooner — and see a quicker return on your investment.

What is Modular Assisted Living Construction?

Modular construction is a type of prefab construction in which entire room-size boxes — modules — are fabricated away from the construction site, at an indoor manufacturing facility.

An entire studio apartment might consist of a single module, or a couple of modules might be placed side by side to make a bigger apartment. Alternatively, single modules or combinations of modules might form individual detached homes in a senior living ‘village’. A wide variety of residential assisted living floor plans are possible with modular construction.

The modules are constructed in the factory at the same time as the site is prepared and the foundation is built. This overlap of processes is what allows the overall construction timetable to be shorter than with conventional construction.

Once the modules are complete, they’re wrapped for protection and transported to your site. Depending on your location, they may be transported by truck, by train, or even by ship.

The modules are put into place on the foundation with a crane. (So you’ll need to make sure your site has space to accommodate the crane as well as the truck!) The modules may form independent, detached homes, or they may be stacked to form an apartment building.

If your facility is an apartment building, the modules are connected to one another, and cladding may be added at this point (or it may have already been added at the factory). Modules are connected to local utilities, and landscaping work is completed.

Because on-site work is minimal, disruption at your site is less than with conventional construction — which is especially important if you’re planning an addition to an existing senior living buildings. Construction of prefab senior housing will be less disturbing to current residents than using conventional, on-site construction. However, even if your facility is completely new, minimizing construction work at the site helps to keep neighbors happy.

What are the Benefits of Modular Senior Housing?

Faster to completion means faster to occupancy and faster return on investment. Speed is also an advantage if there’s a short construction season where your site is located.

Timeline Reliability

As well as being faster, modular construction offers more reliable timelines because there’s no risk of weather delays in a climate-controlled factory!

Cost Certainty

Because all our construction materials are ordered at the beginning of a project, we know how much everything is going to cost. In contrast, a conventional construction project may have to estimate the cost of some materials months or even years in the future.

Building in the factory means high-quality construction. You wouldn’t expect a high-quality car to be manufactured outside! The same can be said for buildings. The factory lends itself to precision work, and it also protects all building materials from the elements during construction. You can be confident none of the materials used for your buildings has been weather-damaged. Throughout production, all our clients can take advantage of 3D updates to see progress on their projects in our facility.

Less Disruption

Your senior housing’s neighbors will be grateful for less disruption, less noise, less dust, and less construction worker traffic because you chose to do most of the work indoors, away from the site.

What is Modular Assisted Living Construction?

Modular construction is very versatile, and your senior living facility is fully customizable. We’ll talk with you about your goals and budget for your facility and walk you through the various options.

Although it’s possible to convert a conventional construction design, to reap the full benefits of modular construction, it’s important to design for modular construction right from the beginning. Not all architects fully understand modular construction and many have little to no experience designing for it. Our team of architectural designers is experienced working with modular construction.

Modular construction is ideal for both apartment-style senior housing and also for a ‘village’ of individual, detached modular homes for seniors. For example, individual senior living modular homes could be arranged around a central garden area or around a communal building for meals or activities.

Together, we’ll discuss the choices for your assisted living floor plan, possible home sizes, communal spaces such as dining rooms and activity rooms, insulation, fire and safety elements, cladding, ADA-compliant features, and so on.

Once our team has completed your senior housing building plans, we’ll get started on manufacturing the modules for your facility!

We’re happy to provide advice about transportation logistics and on-site work.

What About Assisted Living Construction Costs?

Modular construction is able to compete on cost with conventional assisted living facility construction for two main reasons:

  • The shorter construction period means less overhead for developers and owners, such as for site security and construction insurance. There is also less risk of theft or vandalism — which of course can be costly — when construction takes place in a secure, indoor facility.
  • In contrast with conventional builders, modular construction companies can order materials in large quantities and store them at the factory. This results in better prices than ordering materials for just for one job at a time. (It also results in greater cost certainty.)

Turn Your Existing Design Modular

BMarko Structures in-house design team may be able to take your existing senior housing design and translate it into a modular solution. Once we provide you with a modular construction budget you can add the modular cost to the other site-related expenses. Then you can calculate how BMarko Structures’ modular process could impact your bottom line.

Senior living modular homes are completely custom-built, and nearly all of the design features are up to you. If you’d like to add or modify something that you don’t see here, chances are, we can probably do it. Give us a call at (678) 666-3688 to learn more.
