More Americans than ever are choosing to go to college. And those numbers are predicted to keep growing. According to the National Center for Education Statistics:

“Total undergraduate enrollment is projected to increase by 2 percent (from 16.6 million to 17.0 million students) between 2018 and 2029.”

The growth in student numbers might mean you’re planning to build new student accommodation on your campus. But, from experience, you probably know that conventional construction causes disruption on your campus for extended periods and is notoriously subject to delays.

Fortunately, there’s a better way: Modular construction for student dorms.

What is Modular Student Housing?

Modular construction is a type of prefab construction. Depending on the design of your modular dormitory, each module may consist of one or more dorm rooms, or a dorm room plus a bathroom, or many other possible configurations. Inside, each module arrives on-site, already fitted out to your requirements. This can include HVAC systems, fire suppression systems, doors, carpeting, lighting, bathroom fixtures, kitchen appliances, cabinets, and so on.

The modules are manufactured in a factory, away from your site. The modules are then transported to the campus site and craned into place on the already prepared foundation. The stacked modules are connected together and hooked up to local utilities.

The resulting modular student accommodation is indistinguishable from a conventionally built dormitory — but it’s faster to build and involves much less disruption!

If your dormitory building isn’t ready in time for the new semester, you not only lose the income from those students’ rent, but you also have a logistical headache to deal with. All those newly enrolled students need to live somewhere. Are you going to help them find temporary accommodation? This can be hard to find in some locations. Not only is modular construction faster than conventional construction, the timelines are more reliable. Because we build indoors, there’s less uncertainty around the timeline. There’s no need to worry about the weather delaying the construction of your modular dorms!

Less Disruption

Conventional construction is incredibly disruptive to your campus. Construction workers travel to and from the site, perhaps creating parking problems. It requires heavy equipment to be present for long periods of time. This means you may have noise, dust, and disrupted traffic flow for extended periods. When you choose modular construction, after the foundation is built, there’s no site disturbance until the few days at the end of the project when the modules are craned into place and the final connections are made.

Building in a factory means that construction materials are protected from the elements. Unlike with conventional construction, you’ll know that the materials used in your building haven’t been weather-damaged. Factory manufacturing also enables precision. We can easily build to a much higher standard than in the field. A tight building envelope saves on energy use, resulting in lower operational costs and a smaller environmental footprint.

Dormitory buildings tend to be fairly repetitive, which means that a modular dorm floorplan is a natural fit for student accommodation. While it’s sometimes possible to convert a design for a conventionally-built structure into a modular design, it’s much more efficient to design for modular from the outset.

Bear in mind, though, that modular design involves knowledge that not all architects have. We offer architectural design services for large projects, such as student dorms. Our design team is experienced with modular architecture and construction.

What’s the Process for Modular Student Housing Construction?

Once your modular dormitory design plan is finished, we’ll start manufacturing the modules. This happens at the same time as your site and foundation are being prepared. If requested, we can help you find a contractor to prepare your site and build the foundation for your students’ modular living quarters.

Each module is sized so it fits on a truck for transportation to your site. The modules will need to be craned into place and connected to one another, so you’ll need to make sure there’s room at your site for the necessary equipment. We can advise you on the logistics of transportation and craning.

The building needs to be connected to utilities and, depending on your design, there may be cladding that needs to be added after the modules are connected together. (Or it may have already been added to each module at the factory.) The façade you choose has a major impact on the overall aesthetic of your dormitory building. It’s possible to choose something that blends with other buildings on campus, or something that is distinctive and different from nearby buildings.

By using modular construction, the resulting student dorm building will be as good quality (or better!) than a conventionally built structure — but it will be constructed in significantly less time.

And, if you compare modular dormitory prices to conventionally built dorms, you’ll likely be pleasantly surprised. Largely due to the shortened construction period, and being able to purchase materials for the factory in large quantities (rather than project by project), modular construction companies are able to be competitive on price!
